Standard practice is that a lease starting on a given date runs through the day before the same date N months later — a 12-month lease starting March 1 ends on the last day of February the following year, not March 1. This calculator follows that convention; some leases word it differently, so check your specific agreement's exact language if the stakes are high.
Most lease notice requirements (30/60/90 days) count plain calendar days, not business days — this tool assumes that. A minority of jurisdictions or agreements specify business days instead, which would push the deadline earlier than what's shown here.
