The two common proration methods

Most landlords and property managers prorate by dividing the monthly rent by the actual number of days in that specific month (28, 29, 30, or 31), then multiplying by the number of days occupied — that's what this calculator uses. A less common alternative divides by a flat 30 days regardless of the actual month length; check your lease if the number looks off, since some leases specify this explicitly.

Move-in day counts, move-out day is negotiable

The day someone moves in is almost universally counted as an occupied day. Whether the move-out day itself counts varies by lease and local convention — this calculator counts it as occupied by default, so if your agreement excludes it, subtract one day's rent from the result.
